Refund & Cancellation Policy
Effective Date: 1st March 2026
We operate a strict calendar. When you book a Shammy Homes property, we remove it from the global market. Our cancellation tiers reflect the financial loss of an empty night.
Standard Cancellation Tiers
- 14 Days Before Check-in (100% Refund): Guests may cancel up to 14 days prior to the check-in date for a full refund of the accommodation fare.
- 7 to 13 Days Before Check-in (75% Refund): Cancellations made within this window will forfeit 25% of the total booking cost.
- Less than 7 Days Before Check-in (50% Refund): Cancellations made within this window will forfeit 50% of the total booking cost.
No-Shows & Early Departures
If you do not arrive for your reservation, or if you choose to leave before your scheduled check-out date, no refunds will be issued for the unused nights.
Timezone & Cut-off Times
All cancellation windows are calculated based on a 12:00 PM East Africa Time (EAT) check-in on the scheduled day of arrival.
Force Majeure & Host Cancellations
We do not issue standard refunds for flight delays, personal emergencies, or bad weather outside the permitted cancellation windows. We strongly advise purchasing independent travel insurance. However, if Shammy Homes is forced to cancel your reservation prior to check-in due to an unlivable property condition (e.g., severe structural damage, total building utility failure), you will be refunded 100% of your payment immediately.
Chargeback Defense Clause
By completing a payment via Card or M-Pesa, you explicitly agree to these cancellation terms. Fraudulent chargebacks filed against valid, non-refundable bookings will be contested using your digital signature, IP address, and government-issued ID, and may be forwarded to local authorities for civil recovery.
Refund Processing
Approved refunds are processed back to the original payment method (Card or M-Pesa) via our payment gateway, Paystack. Please allow 5 to 10 business days for your bank to clear the funds.
